Development

Dutchen Group develops special accommodations in the Netherlands, Germany and Scandinavia, among others. Dutchen parks are characterised by distinctive architecture, small scale and a quiet location in beautiful nature.

Besides the developments within the Dutchen Group labels, our developers are involved in various other developments in both housing and care. Examples include project Carré van Bloemendaal and project Nieuw Boekenroode.

Rental and management

We are convinced that when our guests are ready for a short or longer holiday, they not only want to be away from home, but want a comfortable 'second home' as accommodation. We therefore offer high-quality luxury holiday homes, villas and suites and provide excellent service.

We do this with a number of labels:

Through Dutchen, or one of the other labels within the Dutchen group, the accommodations are professionally rented out for a fixed commission. Our guests notice this in service and convenience, the owners notice this because the property is rented out optimally to the right target group.

A team of Dutchen marketeers works daily on the right pricing policy and promotion. In addition, our service and reception staff ensure that reservations are handled properly and that guests lack for nothing. The administration department takes care of the periodic settlement of accounts, thus relieving property owners in Dutchen group parks of all their worries.

The properties let by Dutchen are also managed by (or on behalf of) Dutchen. The basic principle here is to guarantee a long life span of the homes through good and timely maintenance and to achieve optimal availability for letting. Dutchen's aim is to prevent necessary emergency interventions and maintenance work in high season.

 

Sustainable holiday residences

Sustainability, in both development and operation, is one of Dutchen's key themes. Since the first project we developed, sustainability has played a major role. All Dutchen villas, lodges and suites are located in the most beautiful places in the Netherlands, Germany and Scandinavia: locations where nature is enjoyed to the full.

 


One with nature

Our holiday accommodation is characterised by its location, in the middle of or close to nature reserves. Many locations are created on existing recreation grounds.

Together with a landscape architect and an ecologist, the accommodations are placed so that the surrounding nature becomes part of the villas. We let nature take its own course by choosing 'location-specific vegetation', which requires little maintenance.

A good example of such a transformation from an existing recreation site to a Dutchen recreation site is an existing site in the dunes, which consists mainly of grass. Through sand embankments and the use of vegetation from the surrounding dunes, the terrain has been returned to an authentic dune landscape.

In this way, biodiversity is encouraged and our guests experience the beautiful dune landscape from their homes. A similar example is a development in which the current high concrete quays are transformed into natural banks. Reed can grow in these so that various bird species can nest. Nature gets space and Dutchen guests stay even more among nature, in places where water meets land.

Dutchen accommodations and sites will be built with natural and reusable materials as much as possible. Thus, the use of PVC is minimised. The construction of holiday accommodations from FSC-approved wood contributes to sustainable realisation and low energy consumption. New projects are equipped with gas-free heating systems and charging points for electric bicycles and cars are taken into account at the residences.

Guests are encouraged to separate waste during their stay, by providing waste bins with different compartments and waste stations for different types of waste.
